So, did you know? Homes with a newer roof (under 2 years) in Ypsilanti sell 14 days faster and generate multiple offers over asking price than homes with aging roofs? With a tremendous amount of new construction in Ypsilanti starting in the late 90’s and early 2000s many roofs are at the end of their life expectancy. Putting down $8,000 - $12,000 on a new roof is not an expense that new homeowners are willing to take on after saving for a down payment.
Because funds can be very tight for Ypsi homebuyers they put a premium on items like washers and dryers. Thinking about hauling your museum quality washer and dryer to your new palatial estate? Think again, homes in Ypsi that include a washer and dryer sell for nearly $3 more a square foot! That’s much more than surrounding areas like Saline, Dexter and Ann Arbor.
There are some improvements that homeowners make where they may not get as much return as expected. Many buyers dream of warm nights by the cozy fire, but they definitely do not place a premium on fireplaces in Ypsilanti. The average home with a fireplace only sells for $3,600 more than those without. A new fireplace could cost as much as double that amount to install.
Putting some sweat equity into your unfinished basement space definitely pays off if you have some time to enjoy it yourself. Anywhere from $4 a square foot on a partial finish to almost $20 on a fully finished basement depending on the neighborhood.
Don’t take kitchen improvements for granite (I can’t help myself folks.) Granite countertops will likely get over asking price and multiple offers in a hot sellers market like today. Buyers are spending much more time in their kitchens during Covid-19 times and this is likely to continue as social distancing restrictions continue.
So, this brings me to one of the biggest payoffs for Ypsilanti sellers, which absolutely blew my mind. I was standing outside of a cute little College Heights ranch last month when my buyer pulled up. She stepped out of her car carrying a small dog-like creature dressed in a sequined pink shirt. It looked more like a rat dressed up for prom night, but I’m not judging. Before I could politely tell her that dogs aren’t allowed into the home for viewings, she said “This won’t work, there’s no fence. I’m only interested in homes with a fenced yard.” Having a fence, or the ability to build one, as many homeowners associations restrict them, is an extremely common request on the list of “must haves.” The numbers speak for themselves. Homes with a fence sell for $7.34 more per square foot and 17 days faster!
While building a fence or adding granite may not be a feasible option for you, there are so many low cost or no cost improvements that I would love to help you with. Simply repainting certain areas of your home can add 2-3% value.
