Joe has been a renowned builder and developer in the Ann Arbor area for over 35 years. His portfolio features over $300 Million in real estate and is compromised of custom single family homes, spec home developments, multi-family condominium units, and commercial buildings. The west side of Ann Arbor is where he found his niche and thrived. Take a drive through Polo Fields, or down the corridor of Liberty and Zeeb rd and it will be hard to miss his stunning craftsmanship. 

The desire to build came from his father Joe Grammatico Sr.  who was also a very well known builder in the area. His father taught him, alongside his two brothers Ted & Dan the skillset needed to set them apart. Joe's attention to detail, and passion for creating not just structurally sound homes, but beautiful works of art, came from his mother Lynn, who was an artist by nature.

Developed in 2006 in The Gallery at The Polo Fields, this impressive European influenced home featured over 3200sqft of quality and custom finishes unique to the architecture. The exterior gives you a glimpse of the fine craftsmanship that you can expect on the interior. The hand-cut stone facade still stands the test of time today. On the exterior Joe stayed true to this desire to make functional living space with exquisite finishes. The Great Room featured 20ft ceilings and custom built-in entertainment center, bathrooms included imported Italian marble and porcelain titles, kitchen with granite and custom oak cabinetry, and a stunning covered porch to enjoy the views on the fairways. 

 

Hunters Trail was a small private subdivision that Joe developed with his brother Ted Grammatico. Located directly across from the Polo Fields, these custom built homes offered a more affordable alternative to families looking to still build a fine home in the area, without having to sacrifice craftsmanship or finishes. This particular home featured a "The Perfect Floor Pan". Every square foot was maximized and well thought out. The 2500sqft home included a marble floor entry, first floor office with tray ceiling, french doors, and custom built-in shelving unit, Brazilian hardwoods throughout, Cherry kitchen cabinetry, Granite countertops, Master Suit with floor to ceiling tiled shower and finished bonus attic space. 

 

Bandera Drive was a passion project for Joe as it was built to be his personal home. Situated on a stunning private lot across from the Gallery at The Polo Fields it complicated the landscape taking advantage of the beautiful pond in front and ability to create a walk out basement. Joe designed this home to cater to the needs of his large family, and extended family. He created a space that allowed for every day life to function, but yet still maintained the standard of his signature fine finishes. This 5 bedroom, 5 bath home featured a large dining room with custom wainscoting, family room with soaring ceilings and Joe's signature built-in entertainment center to display art and your electronics, office, open kitchen with breakfast nook that gave access to the covered porch, and large bedrooms with custom attached suites.

 

Another property developed by Joe in the Hunters Trail subdivision he did with his brother. This two-story, 2300sqft home featured a stone facade, with cedar shake on the exterior, custom windows to maximize the natural sunlight throughout, formal dining, hardwood floors, granite kitchen, master suite, breakfast nook, and expansive back deck for entertaining.
